Furnaces are starting to run across Stearns and Benton counties. A few fall checks now can protect a home’s safety and value before the first deep freeze, and they’re the same items buyers and inspectors look at when a home goes on the market.
Have the furnace and chimney checked
The U.S. Fire Administration recommends having heating equipment and chimneys cleaned and inspected by a professional every year. Fall, before heavy use starts, is a common time to book it. Replace the furnace filter too, and keep anything that can burn away from the furnace, water heater and fireplace.
Test carbon monoxide and smoke alarms
Minnesota law requires an approved, working carbon monoxide alarm within 10 feet of every room used for sleeping in single-family homes and in each unit of a multifamily building. The Minnesota Department of Health notes that carbon monoxide poisonings happen every year in Minnesota, especially in winter. Press the test button on each alarm, replace batteries as needed, and check the replace-by date printed on the back.
Test for radon during the heating season
The Minnesota Department of Health recommends that every Minnesota home be tested for radon, and says more than two in five Minnesota homes have radon levels that pose a significant health risk. Short-term tests can be done any time of year, but MDH says the heating season is the best time, and homes should be retested every two to five years. MDH recommends a mitigation system when the level is 4 pCi/L or higher.
Outside before the snow flies
- Clean gutters and make sure downspouts carry water away from the foundation.
- Disconnect garden hoses and shut off or drain outdoor faucets.
- Look over the roof, windows and doors for gaps, and seal drafts.
- Have snow removal tools and equipment ready to go.
Thinking about selling?
Records of furnace service, radon test results and working alarms are easy things to have ready if a home is going on the market. An automated online estimate can’t see any of this. A local agent who walks through the home can give a real valuation.
