The first hard freezes are on the way in Stearns and Benton County. A few hours of fall maintenance now can head off burst pipes, ice dams and furnace trouble later, whether you plan to stay put this winter or list your home in the spring. Here is a practical checklist for homeowners in St. Cloud, Sartell, Sauk Rapids, St. Joseph, Waite Park, Foley and nearby towns.
Outdoor water
- Disconnect garden hoses. A hose left on the spigot can trap water in the faucet, and if it freezes, the pipe inside the wall can burst. Home inspectors say this applies even to frost-free faucets.
- Drain outdoor faucets. Close the shut-off valve inside the house that feeds each outdoor faucet, then open the faucet outside so the remaining water can drain.
- Blow out sprinkler systems. Irrigation lines should be drained and cleared with compressed air, a job usually best left to a pro.
Roof, gutters and vents
- Clean gutters after the leaves are down so spring melt and rain flow away from the foundation instead of into the basement.
- Check vents. Clear soffit vents, the dryer vent and bath and kitchen exhaust dampers, and look for bird or wasp nests.
- Seal gaps. Replace worn weatherstripping and dried-out caulk around doors, windows, pipes and lines that enter the house.
Heating and safety
- Service the furnace or boiler and change the filter. A tune-up also gives you a sense of how much life the system has left.
- Have wood-burning chimneys cleaned and inspected if you use them regularly, to remove creosote buildup.
- Test smoke and carbon monoxide alarms and replace batteries unless they have sealed 10-year batteries. Minnesota law requires an approved, working carbon monoxide alarm within 10 feet of every room used for sleeping in single-family homes and apartment units.
- Run small engines dry or stabilize the fuel before storing the mower for winter.
Know the Cold Weather Rule
Minnesota’s Cold Weather Rule protects residential electric and natural gas customers from shut-off between Oct. 1 and April 30, but only if you set up and keep a payment plan with your utility. Renters qualify when the utility is the main heat source and the account is in their name. The rule does not cover delivered fuels like propane, fuel oil or wood. Contact your utility or the Minnesota Public Utilities Commission’s Consumer Affairs Office for help.
Thinking about selling?
Buyers and inspectors notice deferred maintenance. Keeping up with seasonal items, and saving receipts for work like furnace service, can make a spring listing go more smoothly.
